September 18-24, 2023 was a relatively quiet time for luxury contracts in Manhattan. Olshan Realty's market report recorded only eight contracts signed with asking prices of $4 million and up, the lowest number since mid-August 2022, and noted that the total luxury contract dollar volume of $45,414,199 was the lowest total since the height of the pandemic in summer 2020.
On the bright side, it was a good week for Tribeca: The in-demand neighborhood accounts for three of the top five contracts of the past week, with a penthouse at 44 Lispenard Street, a former store and loft building, leading the charge with a $7,500,000 asking price. It was trailed closely by another penthouse, this one at the top of Passive House building 60 White Street that was asking $5,999,999 in the third-highest price. A three-bedroom unit with a private balcony at 450 Washington Street had the fifth-highest contract with an asking price of $5,970,000.
