The first week of September 2023 was a successful one for downtown condos. Weeks after one penthouse after another triumphed among top sales, 150 Charles Street led the charge again with #M5, which sold for $14,995,000 in what appears to have been an off-market deal. According to the floor plan, the five-bedroom triplex has a lower-level playroom/home office, a top-floor primary suite with impressive closet space, a full laundry room, a private patio, and two storage units.
It was trailed by a full-floor loft at 70 Greene Street that sold for $11,500,000. Finally, about half a mile up the street from 150 Charles Street, a full-floor loft at the Cary Tamarkin-developed 495 West Street had the fifth-highest sale at $8,000,000. The seller is listed as investment executive Colin Glinsman, and the buyer conducted the transaction through an LLC.

Further uptown, comedian/former Daily Show host Trevor Noah offloaded his penthouse at Stella Tower in a $9,500,000 sale less than a year after he put it on the market. He takes a small loss on it, having bought it for $10 million in 2017, but it was nevertheless good enough for the third-highest sale of the past week. Public records identify the buyer as entertainment executive Marcus Evans, who will undoubtedly appreciate the penthouse's gracious entertaining space, home theater, and outdoor terrace.
