After the dizzyingly high sales that closed out June 2024, including a $117.4 million penthouse and the year's highest co-op sale to date, almost anything would have come across as a comedown. The week ending July 6, 2024 seemed especially subdued by comparison, a $23,500,000 sale notwithstanding, but it is important to remember that the July 4 holiday fell during this time. This abbreviated the business week and led to the city recording fewer sales by default.
The $23,500,000 sale was for Residence #14A in The Greenwich Lane, the condo conversion of the former St. Vincent's Hospital. Creative Arts Agency co-founder and former Disney president Michael Ovitz bought the four-bedroom home from rock star Jon Bon Jovi in an all-cash deal for $22 million in June 2022, and sought to flip it less than six months later. Mr. Ovitz conducted the transaction through an LLC, as did the buyer.
While the Greenwich Lane apartment came in slightly under the $25 million Mr. Ovitz originally sought in November 2022 (he reduced it to the closing price in April 2023), it nevertheless came to more than the next three top sales combined. The second-highest sale took place at 67 Vestry Street, a warehouse building turned luxury condominium. Residence #7S closed for $9,400,000. While slightly below the last listing price of $9,995,000, the result of a price reduction, the seller nevertheless makes a profit, having bought it from the sponsor for $8,002,500 in May 2023. They were identified only through an LLC, as was the buyer.
In a wave of super-luxe new condo hotel residences and dazzling new Midtown West towers (including 53 West 53 up the street), some of Baccarat Hotel & Residences' thunder has been stolen in recent years. But last week, it had the third-highest sale when Residence #36A closed for an even $7,000,000. Public records show that the seller, listed as an LLC, has taken a deep loss, having bought it for $9,673,375 in November 2015. The buyer, identified only through a trust, will enjoy access to the hotel's dedicated staff and amenities like a glass-enclosed fitness center, an indoor pool, Spa De La Mer, and the offerings of Michelin-starred culinary director Gabriel Kreuther in the hotel's restaurants as well as in their home.
It was closely trailed by Residence #711 at The Belnord, which closed for $6,850,000. Public records indicate that the seller, identified only through an LLC, has taken a small loss on it, having bought it from the sponsor for $7,158,350 in February 2020. The buyer, too, was identified through an LLC, and the sale came in shortly after lifestyle entrepreneur Martha Stewart and her daughter, media personality Alexis Stewart, bought an apartment in the building.
Residence #4A at The Westbury, an Upper East Side hotel turned luxury condominium, nipped at its heels with a closing price of $6,750,000 in what appears to have been an off-market transaction. Acris records indicate that a storage unit was included in the sale; additional building amenities include 24-hour doorman/concierge service, a state-of-the-art fitness center, and wine storage.
