Between its Upper East Side address and Billionaires' Row-caliber height and amenities, 520 Park Avenue would appear to offer the best of both worlds. As such, resales have been rare at the Robert A.M. Stern-designed building. However, the full-floor Residence #23 was one of them and recently closed for $21,500,000. This came in below the last listed price of $23,000,000, but The Real Deal noted that it went for more than the sponsor sale of $20,011,613. The buyer conducted the transaction through a shell company, but the building counts Sir James Dyson among its notable residents. (P.S. For all the attention the towering new building has attracted, Park Avenue's prewar homes have not been forgotten -- a five-bedroom home at 1220 Park Avenue closed for $8,500,000 in the week's top co-op sale.)
The second-highest sale of the week took place at 378 West End Avenue, the combination of a new tower and a Schwartz & Gross-designed prewar building. Residence #2C, a spacious five-bedroom with a private terrace, closed for its asking price of $14,500,000.
The top downtown sale and third-highest overall took place at One Madison, a CetraRuddy-designed tower in the heart of the Flatiron District. Residence #41A closed for $11,605,000. The buyer and seller were only identified through LLCs, but it is several stories below Rupert Murdoch's massive spread. Mr. Murdoch sold his full-floor staff/guest apartment in October 2022, but the triplex penthouse remains on the market for $46,000,000 in a 25.8% reduction from the original asking price.
