When photographer Annie Leibovitz listed this classic six apartment for $8.6 million in October 2023, it was widely expected that she would take a deep loss on it, having purchased it for $11.25 million in 2014. However, the price shows that it came in over $2 million above ask. Curbed noted that this likely reflects a bidding war and identified the buyers as Gregg Zehr, the recently retired Amazon executive credited with creating the Kindle, and Kim Cooper, longtime general counsel at Apple.
Indeed, it was a good week for Upper West Side apartments. The Brentmore co-op was trailed closely by Residence #7B at 378 West End Avenue, which closed for $9,100,000. This Upper West Side condominium, a combination of a prewar structure and a new construction building, stands out in an increasingly crowded condo market for such health-conscious features as advanced air and water filtration systems, copper alloy door handles in common areas, and direct elevator access to the vast majority of residences. Such features, not to mention the spacious apartments, well-thought amenity package, and prime Upper West Side address have proven extremely popular with buyers: This sale brings the building up to 95% sold.
The top Downtown sale and fourth-highest overall was for fashion designer Phillip Lim's Soho loft at 19 Greene Street, which closed for $8,000,000, or $500K below the ask when it entered contract in January 2024. When Mr. Lim listed the full-floor apartment last fall, The Wall Street Journal noted that he bought the rear half of the unit for $2.285 million in 2007, bought the rest of the floor for $1.85 million in 2011, and then spent about $3 million to combine and renovate the units; with this in mind, Mr. Lim has made a small profit on the loft.
