As the second full week of June 2024 drew to a close, news of a high-priced sale at Central Park Tower took the real estate world by storm. However, the top five sales recorded during this time took place entirely in Downtown neighborhoods far afield of Billionaires' Row on what was a relatively subdued sales week.
The top sale by a comfortable margin took place at Walker Tower, the telephone switching building turned luxury condominium designed by "architect of the century" Ralph Walker. Residence #11CD's closing price of $13,350,000 represents a deep reduction from the asking price of $16,950,000 when it was initially listed in April 2018, but the unidentified seller nevertheless makes a small profit, having purchased it for $12,219,000 in December 2013. Like the seller, the buyer was identified only through an LLC.
It was trailed by Loft #B6E at Morton Square, a glassy new West Village condominium, that closed for $8,500,000. It came in half a million dollars below the last asking price, but the sellers still made a profit; public records indicate that they bought it for $5,375,000 in June 2016.

This sale was recorded about three months after real estate developer Ian Bruce Eichner offloaded Mary-Kate and Ashley Olsen's former apartment in the building; newly minted Tony winner Daniel Radcliffe also owned an apartment at Morton Square at one point. The building's newest resident was identified only through a trust.
