Madison Avenue condominium The Bellemont closed out April 2023 with Manhattan's highest-priced sale of the week, and is set to do the same with May 2023: The top sale for the week ending May 26, 2023 was the full ninth floor of the Robert A.M. Stern-designed building, which sold for $21,946,125. An offering plan for the building indicates that this unit contains five bedrooms, six and a half baths, and 6,132 interior square feet; and the listing indicates that it closed for just over the last asking price of $21.5 million. The buyer was identified only through an LLC.
In West Chelsea, Soori High Line initially shot to prominence for its luxurious apartments, many of which come with private pools. The building has recently been overshadowed by eye-catching newcomers like Lantern House and The Cortland, but is back among Manhattan's top sales with Residences #7B and #7C, both of which closed for $8,800,000, the second-highest price of the week, in what appear to be off-market transactions. Both units come with private pools on the private terrace accessible from the primary suite; they also feature five bedrooms, five full baths, 3,586 interior square feet, and an additional private terrace off two of the secondary bedrooms on the upper level. The buyers were identified only through two separate LLCs.
The past week's top co-op sale and third-highest overall took place at The Beresford, the Emery Roth-designed building on Central Park West that architecture critic Carter Horsley describes as "one of the world's greatest residential buildings." Residence #4F, a sizable three-bedroom, three-bath home, closed for $8,750,000. Public records identify the buyer as Equitable CEO Mark Pearson.
Manhattan's newest supertalls rounded out the top five sales. At Central Park Tower, the tallest residential building in New York City, not to mention the Western Hemisphere, the three-bedroom Residence #45A sold for $8,574,300. It was closely trailed by a high-floor home at 35 Hudson Yards, the tallest building with a residential component in the mega-development, which sold for $8,503,750.
