While the Presidents' Day federal holiday was undoubtedly a factor in a subdued sales week ending February 23, February 2024 closed out with a full business week and a more robust showing for the Manhattan sales market. It was an especially strong time for new development buildings and conversions, which accounted for 13 of the top 20 sales for the week ending March 1, 2024.
But for all the hype and demand surrounding new developments in hip neighborhoods, a classic prewar cooperative on Central Park West took the top sale: Residence #8AE/9A at The Prasada, a Beaux Arts cooperative located at 50 Central Park West, closed for $16,900,000. The five-bedroom home has recently been renovated, but there was no improving on the views of "New York's backyard" from oversized windows throughout.
Meanwhile, it was another good week for One High Line. A total of $28,950,000 in sales was recorded in the building last week with the $14,150,000 Residence #W29A taking the top condo sale and second-highest overall. It was closely trailed by its neighbor, Residence #W29B, which closed for $11,600,000 in the week's fourth-highest sale. Both units feature interiors by Gabbellini Sheppard as well as dramatic views of the Hudson River and Manhattan skyline.
Not only were the sales at One High Line among the highest-priced sales of the week, but they represent the most expensive closings in the two-tower complex to date. Contracts are out for two penthouses at One High Line – one asking $52 million, the other asking $30 million – but neither of these sales has closed yet.

Coming in between the two One High Line sales for the week's third-highest was Residence #19A at Flatiron House, which closed for $12,120,000. The sale closed shortly after it entered contract and came in slightly below the asking price of $12,750,000, but was still the most expensive closing in the building to date. Madison Square Park is just down the street, but this full-floor four-bedroom home offers a total of 932 square feet of outdoor space between planted loggias and a large private terrace.
Rounding out the week's top sales was Residence #40A at 200 Amsterdam Avenue. The closing price of $10,650,000 was over $1.8 million below the asking price when it entered contract in January 2024, but was nevertheless good enough for the fifth-highest sale of the week.
Indeed, CityRealty data shows that condo prices have shown softness in recent months, as there are a number of behind-the-scenes concessions and incentives being offered to buyers. But with resale inventory low and new development inventory starting to trend downward, it remains to be seen how long negotiable pricing like this will hold.
