While high-priced contracts continue to be signed all over New York, many recent high-priced deals are located in new development condominiums where closings have not yet commenced. This, combined with residual effects of fall holidays, resulted in the third full week of October being somewhat quieter for the Manhattan sales market, despite the restoration to a full business week from October 20-26, 2024.
The week's highest-priced sale was for the second floor of 640 Park Avenue, which closed for $13,500,000. Crain's New York Business notes that the sellers, financier J. Christopher Flowers and his wife, Anne Flowers, took a loss of over 30% on the full-floor apartment, having paid $20 million for it in 2013. It is one of only 13 units in its J.E.R. Carpenter-designed building and boasts such signature features as expansive proportions, high ceilings, a grand entrance gallery, fireplaces throughout, and staff quarters within the home.

While the Flowers family took a loss on the sale of their apartment, it was nevertheless twice the price of the next-highest co-op sales of the week: Just down the street, the eighth floor of The Adelaide, another Carpenter design, sold for $6,750,000, tying with another unit for the fifth-highest price of the week. The seller conducted the transaction through an LLC, and it is not clear how much they paid for it.

The apartment was initially listed for $12.4 million in May 2021, and was on and off the market at gradually lower price points ever since. It entered contract with an asking price of $7.25 million in July 2024.

Almost directly across Central Park at The Dorilton, Residence #E12C also sold for $6,750,000. Former New York Times publisher Arthur O. Sulzberger Jr. conducted the transaction in his own name, and Crain's New York Business reported that he has roughly broken even, having paid a total of $6.7 million for the two units he combined into one duplex apartment in what architecture critic Carter Horsley calls "one of the city’s most flamboyant, exuberant and romantic apartment buildings."

Park Avenue has long been famous as an enclave for New York's wealthiest, but today's luxury buyers are also drawn to Lower Manhattan: The week's top Downtown sale and second-highest overall took place at The Fischer Mills Building, which was constructed as a warehouse in 1861 and later expanded (h/t The Tribeca Trib). It was converted to condos in the early 2000s; most recently, Residence #4AB sold for $10,300,000.

A few blocks away at River Lofts, which combines a restored Romanesque Revival warehouse with a new 13-story tower, Residence #11A closed for $7,050,000 in the fourth-highest sale of the week. This figure is slightly above the asking price when it entered contract in summer 2024 and more than twice the $3,207,487 the seller paid for it in September 2005 (per public records).
The week's top five sales were rounded out by Residence #6AS at 150 Charles Street, which closed for $7,300,000 in the third-highest sale of the week. Both the buyer and seller of the three-bedroom home conducted the transaction through LLCs, but Crain's New York Business identified the seller as real estate developer Justin Amirian. Mr. Amirian profited from the sale, having bought it from the developer for $6.9 million in 2016, but initially sought $7.8 million for it.
