In the early days of New York City, beautifully designed buildings on Park Avenue were instrumental in luring New York's wealthiest out of their mansions and into apartment buildings. Nearly 100 years later, luxury buyers continue to be drawn to Park Avenue -- listings here accounted for three of Manhattan's top sales with a unit in a Rosario Candela-designed cooperative leading the charge. However, while the Park Avenue buildings put up some of the week's highest sales numbers, they all came in below ask.
778 Park Avenue comprises 18 full-floor apartments, and the ninth floor had the week's highest sale at $17,500,000. The closing comes approximately eight months after the sellers, former American Express CEO James Robinson and his wife, BlackRock executive Linda Robinson, put it on the market for $25,000,000. It entered contract shortly after a price reduction, and the couple has ultimately taken a small loss on it, having paid $17.7 million for it in an off-market deal in 2000.
Nevertheless, the Robinsons' former home had the top sale by a comfortable margin: It was trailed by Residence #84A at the Rafael Vinoly-designed supertall 432 Park Avenue, which closed for $13,500,000 -- good enough for the highest condo sale, but coming in $1.5 million below the last asking price. The seller, identified only through a trust, has also taken a loss on it -- public records indicate that they bought it from the sponsor for $21,389,503 in August 2016.

Further up Park Avenue, duplex residence #7I/8I at 1185 Park Avenue closed for $8,500,000. This was high enough for the fourth-highest sale of the week, but reflects a nearly 15% reduction from the last asking price of $9.95 million. Both the buyer and seller were identified through trusts.

The highest-priced sale off Park Avenue and top Downtown sale was Residence #WEST24A at One High Line, which sold for $9,300,000 -- down slightly from the $9.53 million asking price when it entered contract in January 2024, but nevertheless good enough for the third-highest closing of the week.
Also Downtown, closings have commenced at The Keller, the residential conversion of the Knickerbocker Hotel on the West Village waterfront dating back to the late nineteenth century. The four closings from last week came to a total of $13,524,129 and included Penthouse #B, which closed for $7,342,765 in a price slightly above ask and high enough for the fifth-highest of the week. The building is nearly 65% sold, and remaining public availabilities start at $2,350,000.
