For many years, the Upper East Side was widely considered the echelon of New York society, and this stretch continues to attract the city's wealthiest. But what the supertalls lining Billionaires' Row lack in rich history, they make up for with panoramic views and luxurious amenity packages. If the top five sales of the week ending July 19, 2024 is anything to go on, it is still anyone's guess which will prevail among luxury buyers: Two of the highest-priced sales took place on Billionaires' Row, and two more took place on upper Fifth Avenue.

The top sale by a comfortable margin took place at One57, an early standard-bearer for Billionaires' Row. The full-floor Residence #86 closed for $38,800,000, or just above the last asking price. The Wall Street Journal identified the seller as investor/Shark Tank regular Robert Herjavec. The closing comes almost exactly three years after Mr. Herjavec bought the apartment for $31.9 million in July 2021 and at a time when he is spending more time on the West Coast. Information was not available on the buyer, but it was noted that the sale came about after a bidding war and includes furniture.
Down the street, the full-floor Residence #65 at 111 West 57th Street closed for an even $17,000,000. The sale comes in $2.5 million below the asking price when it entered contract in May 2024, and well below the initial listing price of $29.25 million, but it was nevertheless good enough for the week's third-highest sale. Its lofty vantage point allows for expansive city views, and interiors feature direct elevator entry, soaring ceilings, grand proportions, and top-of-the-line finishes and fixtures. The sale of this Tower Residence in the super-skinny tower comes the week following the closing of the sale of a Landmark Residence in the building's Steinway Hall component to the Canadian consulate.
Further east on Billionaires' Row, Residence #37B at 432 Park Avenue sold for $11,293,071, or just short of the week's top five sales. Crain's New York Business notes that this three-bedroom unit was one of the final developer-owned units at the Rafael Vinoly-designed supertall. Public records identify the buyer as real estate lender Michael Ostad and his wife Alonna Ostad.

But for all the glitz and glamour of Billionaires' Row condos, prestigious Fifth Avenue cooperatives have not been forgotten. The top co-op sale and second-highest overall was for the penthouse at the Emery Roth-designed 993 Fifth Avenue, which closed for $17,230,000. The Real Deal identified the buyer as former Burger King CEO Daniel Schwartz, pointing out that in his new capacity as co-managing partner at investment firm 3G, he plans to spend more time at their New York office. The seller is listed as real estate developer David Feinberg.
Down the street at 944 Fifth Avenue, the sixth floor closed for $14,999,900 in the week's second-highest co-op sale and fourth-highest overall. The estate of pioneering journalist Barbara Walters listed the apartment for $19.75 million in April 2023; it entered contract a few months later, around the same time as a Bonhams auction of Ms. Walters' belongings, but returned to the market for $16.995 million in January 2024.

Public records list the buyer only as a trust, but The Real Deal identified them as former Disney president Michael Ovitz and his partner, Jimmy Choo co-founder Tamara Mellon. The purchase comes a few weeks after Mr. Ovitz sold his apartment in The Greenwich Lane in early July 2024. Ms. Mellon was also a past resident of The Greenwich Lane, but sold her property in December 2019.

The top sale that took place somewhere besides Billionaires' Row and upper Fifth Avenue was also the top Downtown sale and fifth-highest of the week: Residence #11D at 10 Madison Square West closed for $12,500,000, the same asking price as when it entered contract in April 2024. Public records indicate that seller Lee Pollock has earned a small profit on it, having bought it from the sponsor for $11,964,438 in June 2016. The buyer was identified only through a trust.
Further downtown, Penthouse #2 at 199 Chrystie Street closed for an even $9,000,000. While the result of multiple price cuts and more than 50% below the $20.5 million listed in the offering plan, it was nevertheless one of the highest-priced sales to take place on the Lower East Side in years. Crain's New York Business notes that despite their close ties to cryptocurrency, buyers, Chris Paik and his wife, Keeley Paik, paid for the penthouse in conventional dollars.
