After a somewhat subdued sales week, data suggests that Manhattan's real estate market came surging back in the third full week of June 2024. However, it is unclear how much of that is indicative of longer-lasting trends and how much can be attributed to one of Manhattan's highest-priced sales ever.
Just over a week after power broker Fredrik Eklund announced via Instagram that “the BIGGEST DEAL IN NEW YORK SINCE 2021!” had closed at Central Park Tower, the city has recorded the sale: The penthouse spanning the 107th and 108th floors has officially closed for $117,390,500, or slightly above the $115 million mentioned in the announcement. Not only was it the highest price of the week by far, but it was also the highest of the year to date and, as Mr. Eklund observed, the biggest deal in years. It was also Manhattan’s fourth-highest on record and the most expensive to take place outside of Central Park Tower's Billionaires’ Row neighbor 220 Central Park South.




Several stories down in Central Park Tower, the three-bedroom Residence #78W closed for $15,570,688. While more than $100 million short of the week's top sale, and over 15% below the last asking price, it was still good enough for the fourth-highest sale of the past week.

While the buyers of the two Central Park Tower units were identified through two different LLCs, a move that suggests separate purchasers, it is not unheard of for buyers of one massive apartment to buy a second smaller unit on a separate floor to be used for guests, staff, or an office/studio. That appears to be what happened up the street at 220 Central Park South: A pair of apartments – the four-bedroom #63 and the two-bedroom #18A – sold for a combined $81,500,000 in the week’s second-highest sale. Both the buyer and the seller conducted the transaction through LLCs, though public records indicate that the seller bought #63 for $53.5 million in 2020. It is not known how many sponsor units remain at 220 Central Park South after this sale, though Vornado chair Steven Roth has said the building is “basically sold out” (h/t Crain’s New York Business).

The top sale off Billionaires’ Row, the top Downtown sale, and the week's third-highest overall took place at The Hubert, a loft-style condominium in Tribeca where Residence #6A/7A closed for an even $28,000,000 in what appears to have been an off-market deal. Public records indicate that #6A sold for $3,742,068 in August 2004 and that #7A sold for $7,500,000 in July 2011. Further details are not available.
The week's top five sales were rounded out by the top co-op sale. Residence #8/7S at prestigious prewar cooperative 1001 Park Avenue closed for $12,250,000, the asking price when it entered contract in March 2024. Public records list the buyer as finance executive John Cortese and his wife, Malena Cirio.
