In spite of the federal holiday that closed several offices and banks on October 14, the number of sales recorded in Manhattan ticked up slightly week-over-week. But because fewer super-luxury sales were recorded during this time, with only two coming in at eight figures, the sales volume dipped slightly.

Leading the charge was Residence #13B at the J.E.R. Carpenter-designed 812 Park Avenue, which sold for $14,995,000 in what appears to have been an off-market transaction. Details are limited about the apartment, but building trademarks include duplex floor plans or larger, grand foyers, expansive rooms, and prewar details throughout, including fireplaces.
The week's top condo sale and second-highest overall took place at Central Park Tower, the tallest residential building in the Western Hemisphere. Residence #45B closed for $11,998,063 shortly after it entered contract with a $13.75 million ask. Public records identify the buyer of this sponsor unit as private equity executive Yuji Sugimoto.
The top Downtown sale and third-highest overall took place at Morton Square, where Townhouse #6, which came in at $9,987,500. The four-bedroom, four and a half-bath home offers the privacy and atmosphere of a single-family townhouse, but offers access to all the services and amenities of the condominium. While the townhouse came in slightly below the $10.5 million asking price when it entered contract in summer 2024, public records show that the seller, identified through an LLC, still made a profit, having bought it for $7,975,000 in July 2017. The buyer made the purchase through a trust.

Also in the Village, a total of $12,814,963 across two sales was recorded at 64 University Place. These included Residence #9A, which came in at $9,811,125, slightly above ask and high enough for the week's fifth most expensive sale. The transaction was conducted through an LLC, but Crain's New York Business identified the buyer as Qatari Prime Minister Mohammed bin Abdulrahman bin Jassim Al Thani and said it will reportedly serve as a pied-a-terre for his children when they are in New York. As per the floor plan, the 2,592-square-foot condo has three bedrooms, three full baths, a powder room off the entrance foyer, a separate study off the open kitchen, and a 120-square-foot private terrace, one of only five in the building.
Rounding out the week's top sales was Residence #6 at Chelsea boutique condominium City Prairie, which closed for $9,800,000. The buyers of this full-floor apartment will enjoy keyed elevator entrance, voluminous open-concept living space, a chef's kitchen with adjacent wine room, and a 46' gallery separating the living space from the sleeping quarters. Additionally, thanks to the building's strategic purchase of air rights, they will enjoy unobstructed city views. The seller, identified through an LLC, has taken a small loss, having paid $9.925 million for it in October 2021.
Also of note last week, a total of $12,405,000 across three sales was recorded at Sutton Tower, the tallest building in Sutton Place and second only to 432 Park Avenue as the tallest building in Midtown East. Closings commenced in the building earlier this month, and these sales were recorded days after Penthouse #80, a duplex penthouse spanning the entire 80th and 81st floors of the building, came on the market with a $65 million asking price. Additionally, Penthouse #76 closed for $18.8 million several days ago.
