August 2024 is typically a quiet time for the Manhattan real estate market. However, it was anything but quiet at a number of residential buildings throughout the city.
For the most part, new development condominiums dominated Manhattan's high-end market. As 50 West 66th Street, 111 West 57th Street, 520 Fifth Avenue, and One High Line indicate, luxury buyers are still drawn to the sweeping skyline views offered in New York's tallest towers. These buildings are also home to impeccably finished apartments, dedicated staffs, and an array of exclusive wellness and social amenities.

However, prestigious prewar cooperatives are not to be overlooked. The Beresford is a New York City Landmark, one of Emery Roth's most famous designs, and the seventh best-selling building of August 2024. 65 Central Park West, another Roth design down the street, edged in slightly ahead thanks in large part to a duplex penthouse that entered contract in the second half of the month.
Below, see our list of the 10 best-selling buildings (excluding townhouses) in August 2024. Each building must have had two or more contracts reported; as such, while a $59 million contract at Central Park Tower would make it August 2024's best-selling building by aggregate sales, it was the only contract that took place in the building all month long, rendering it ineligible for the top ten. It reportedly closed for $43.5 million a short time after the contract was signed, but the sale has not yet been recorded by the city.
