The week of October 14-20, 2024 was interrupted by the federal holiday on October 14, when government agencies and some banks were closed for the day. As a result, the number of Manhattan contracts signed during this time dipped week-over-week by default. However, it was still a busy time for luxury contracts, with Upper East Side homes accounting for five of New York's top ten most expensive contracts.
The Surrey Residences have frequently ranked among Manhattan's top contracts since sales launched in September 2024, and the condo component of the luxury hotel was home to Manhattan's highest-priced contract for the first time last week: Residence #14A, a three-bedroom unit measuring nearly 5,000 square feet, entered contract with an asking price of $24,250,000. The floor plan depicts a split bedroom layout, a grand gallery connecting the rooms, a kitchen with pocket doors, pantry, and wine fridge, a library with home office off the living room, and a private terrace.

Residence #14A is one of only two units on its floor, and its position on one of the building's uppermost stories allows for impressive Upper East Side views. The buyer, identified only as a local, will enjoy access to the amenities and services of The Surrey, a Corinthia Hotel. These include Casa Tua's first-floor restaurant and second-floor members club, a gym with terrace access, and a spa with sauna, steam room, and two treatment rooms.
Up the street from The Surrey Residences, a total of $11,445,000 was signed across two deals at 255 East 77th Street, a new development condominium on the rise and off to a robust start. These included Residence #23B, a three-bedroom home asking $6,495,000 in the week's ninth-highest contract. Features include open views to the north, east, and west, a grand entrance gallery, a spacious corner living room, a slightly tucked-away chef's kitchen, and a winged bedroom layout that allows for an ultra-private primary suite on the northeast corner.
But for all the rapid sales velocity new development on the Upper East Side, the prewar elegance that brought the neighborhood to prominence has not been forgotten: Penthouse E at 1088 Park Avenue had the week's top co-op contract and sixth-highest overall with an asking price of $7,495,000. Located in a prominent Park Avenue building, the duplex penthouse's main floor is home to the entertaining rooms, which include a grand living room with a wood-burning fireplace. The upper level is home to three of the four bedrooms, including a primary suite with two private terraces.

Further down Park Avenue, Residence #2 at The Palacio was not far behind with an asking price of $6,499,000 -- while this price represents a small reduction from the original listing price of $6.85 million, it was still good enough for the week's second-highest co-op contract and eighth-highest overall. One of only 14 units in its J.E.R. Carpenter-designed building, it features a private elevator landing, a massive Great Room, a formal dining room, a windowed chef's kitchen, a separate bedroom wing, and original moldings throughout.
The Upper East Side was also home to the week's top townhouse contract: 138 East 71st Street was asking $8,100,000 in the fifth-highest overall price. The house offers the expansive proportions, high ceilings, and rich architectural details of yesteryear. However, it has been modernized with such perks as custom closets in the foyer, premium kitchen appliances including a built-in espresso machine, and a super-luxe primary suite with a steam shower and separate soaking tub in the en suite bath.
On the opposite side of Central Park, Residence #4 at Passive House boutique condominium Charlotte of the Upper West Side entered contract with a $10,225,000 asking price, the third-highest asking price of the week. The full-floor four-bedroom unit is underpinned by state-of-the-art UV and ERV ventilation systems, an airtight building envelope, and quadruple-layered windows. It also offers such luxuries as a massive Great Room, a chef's kitchen with center island, and an ultra-private primary suite with private balcony.
Further downtown, The Cortland logged a total of $17,200,000 across two signed contracts. These included Residence #15AW, which was asking $11,250,000 in the week's top Downtown contract and second-highest overall. The four-bedroom home measures over 3,000 square feet and boasts a massive Great Room with Juliet balcony, a windowed eat-in kitchen with custom-designed Olson Kundig Jackbox, a luxe primary suite with walk-in closet, and unobstructed Hudson River views throughout.

Additionally, luxury buyers remain dazzled by the new skyscrapers that had transformed the iconic Manhattan skyline. Residence #7603 at 35 Hudson Yards entered contract with an asking price of $8,975,000, the week's fourth-highest. Located on the upper levels of 35 Hudson Yards, the four-bedroom home boasts a massive corner Great Room, a windowed kitchen, a split bedroom layout, and beautiful views of the Hudson River throughout.

The contract was signed three days before The Vessel in the center of Hudson Yards reopened to the public with new safety precautions in place. The unidentified buyer will also enjoy convenient access to the fine dining and luxury shopping of Hudson Yards, but the conveniences, amenities, and restaurant of the Equinox Hotel are just an elevator ride away.
35 Hudson Yards is the tallest residential building in its development, but Central Park Tower is the tallest residential building in the Western Hemisphere. It was also home to the tenth-highest contract of the week: Residence #35F, which was asking $6,450,000. The corner two-bedroom enjoys incredible light and city views from floor-to-ceiling windows facing south and west. It also boasts high ceilings, a corner Great Room, a kitchen with Smallbone of Devizes cabinetry and Miele appliances, and a split bedroom layout.

A borough away, shortly after sales launched, the first contract was signed at 144 Vanderbilt Avenue. Residence #7B, a three-bedroom home with triple exposures, was asking $2,700,000. The unidentified buyer will arrive to a separate landing and enjoy a thoughtful layout that includes a large living room with private terrace access, a separate dining area off the designer kitchen, and a peaceful primary bedroom with a private balcony, a large closet, and a luxurious en suite bath with double vanity.
