A total of $60 million was recorded across four sales at 250 West Street, a Tribeca warehouse turned luxury condominium. At $37,600,000, the penthouse led the charge for both the building and Manhattan as a whole for the first full week of November 2024. If the four sales from a single seller were treated as a single transaction, this would have set a new Downtown record.

The seller conducted the transactions using an LLC, and the buyers were identified through trusts. The Real Deal identified the seller of all four units as Freeport LNG CEO Michael Smith and noted that he accumulated the assemblage of the penthouse and three eleventh-floor units between 2015 and 2016. One trust bought the penthouse and another bought the eleventh-floor units, though it is not impossible that they could be shielding the same buyer. Nor is it impossible that a single buyer could combine all four apartments into one massive home.

The week's second-highest sale was for Penthouse #8 at The Greenwich Lane, which closed for $28,000,000. The closing comes roughly five months after the seller, publishing executive/former Village Voice owner Peter Barbey, listed it for $32 million in June 2024. The buyer conducted the transaction through a trust, though another high-profile figure would not be unexpected: The sale was recorded about a week after a Greenwich Lane home owned by former Jimmy Choo CEO Tamara Mellon led Manhattan's sales.
A little further uptown, a total of $38,365,913 (or just over the price of the single penthouse at 250 West Street) was recorded across three sales at One High Line. This included West Penthouse #33A, which closed for $26,550,913 in the third-highest price of the week. Located near the top of the taller, all-residential West Tower in the two-towered development, the half-floor home enjoys dramatic views from oversized windows all around, not to mention from the private loggia off the Great Room.
These penthouses enjoy incredible square footage and privacy, but that is not enough for some luxury buyers. A townhouse unit at 95 Charles Street sold for $14,375,000 in the fifth-highest price of the week. It offers the atmosphere of a private home with its multi-story layout and private backyard, yet is part of a boutique condominium. While slightly below the asking price of $14.75 million when it entered contract in October 2024, the seller nevertheless makes a profit, having bought it for $13.5 million in August 2022. They conducted the transaction through a trust, as did the buyer.

The week's top sale outside of Downtown Manhattan and the fourth-highest overall took place at Sutton Tower, where Penthouse #71 sold for $18,500,000, only $1 million below the ask when it entered contract in October 2024. This full-floor unit near the top of Sutton Place's tallest tower is reached via direct elevator entry, and the heart of the home is a corner Great Room with a gas fireplace and breathtaking views of the Manhattan skyline and the East River. This sale was recorded shortly after that of another penthouse in the building.
