After a quiet holiday week, the second week of July 2024 appeared to make up for lost time by recording a veritable blizzard of sales from July 8-12, 2024. These included a long-awaited closing that turned out to be the new highest sale of 2024.
Barely two weeks after a penthouse at Central Park Tower closed for $117.4 million in the highest-priced sale of the year, it has been dethroned by the penthouse in the crown of Aman New York Residences. It closed for $135,038,475 in the new highest sale of 2024, the second sale over $100 million of the year, the most expensive outside of 220 Central Park South, and one of the most expensive ever to take place in New York.
The closing comes over six years after a reported $180 million contract was signed for the penthouse in March 2018. The buyer was initially reported as an Asian individual, but The Wall Street Journal identified Vladislav Doronin, the building’s developer, as the buyer of the penthouse.
The penthouse was marketed and sold as unfinished, multi-level space to be built out. Mr. Doronin’s plans for it are not yet available, but it is certain that he has access to Aman New York’s amenities and services. These include a sky lobby with piano bar, a members lounge and cigar bar, Japanese restaurant Nama, Italian restaurant Arva, a three-level spa and wellness center, unparalleled concierge service, and special privileges at Aman resorts all over the world.
The penthouse at Aman New York Residences penthouse beat out the week's second-highest sale by over $120 million: Residence #17 at 520 Park Avenue closed for $14,999,400, or nearly $3 million below the asking price when it entered contract in January 2024. The seller of this full-floor home takes a small loss on it, having bought it from the sponsor for $16,702,300 in November 2018. They were listed as an LLC, as was the buyer.
The week's top Downtown sale, top co-op sale, and third-highest overall was for Residence #5S/6S, a duplex penthouse on top of 652 Hudson Street that closed for $12,300,000, or about 7% below the $13.2 million asking price when it entered contract in June 2024. It spans over 6,000 interior square feet and is topped with a private roof terrace. The sellers are listed on public records as finance executive Lisa Polsky and husband John Sullivan, and it is not clear how much they paid for the penthouse or when they bought it.
Also of note last week, an entity dubbed "His Majesty the King in Right of Canada" paid $6,634,875 for Residence #11A at 111 West 57th Street. This naturally caused considerable excitement, but The Real Deal identified the signer of the deal as Robert McCubbing, senior trade commissioner and director of trade and investment at the Consulate General of Canada in New York. The New York Times notes that it will act as the official residence of the Canadian consul general.
The Real Deal also noted that the British monarchy owns several properties on the Upper East Side, the Upper West Side, and in Turtle Bay near the United Nations headquarters. Its Billionaires' Row acquisition is located in the refurbished Steinway Hall component of the super-skinny supertall; as such, it features prewar-inspired interiors, a gracious floor plan, and high-end appliances, finishes, and fixtures throughout. The closing price represents a sharp reduction from the $10.75 million it was initially listed for in March 2022.
