At the height of the pandemic-induced lockdown, private outdoor space shot to the top of many buyers’ wish list and remains a highly coveted feature. Last week’s top contract was for a penthouse with a wraparound private terrace, and three of last week’s top five sales were condos and co-ops with private terraces.
However, some sellers are coming to discover that a private balcony, terrace, or garden isn’t the magic touch that’s going to instantly move their home. While some private balconies look out on panoramic views of a river or the Manhattan skyline, others face decidedly less impressive vistas. Regardless of the view, if the outdoor space is attached to an apartment that needs a lot of work or is in a less popular neighborhood, that might not be enough to sway buyers.
