During Gramercy Park Hotel's heyday, the building was often at the center of the gossip pages for its guests that included Humphrey Bogart, Babe Ruth, Bob Dylan, a young John F. Kennedy, David Bowie, Hunter S. Thompson, and Debbie Harry. The hotel closed in 2020 during the pandemic and never reopened, but it remains in the gossip pages nonetheless. RFR Realty ("RFR"), which took over and revamped the hotel in 2003, stopped making payments on its ground lease while the hotel was closed, arguing that the leasehold was worthless amidst the state of the hospitality market at the time. Landlord Solil Management ("Solil") sued in April 2021 to terminate RFR's lease and collect the $79.5 million owed under the agreement.

As for the building itself, which now goes by 50 Gramercy Park North, rumors have swirled about a condo conversion for the rooms and residential units on top that operate as "co-ops with condo rules." Between The Plaza, The Towers of the Waldorf Astoria, and J.W. Marriott Essex House, such a move would not be unheard of. Arlene Harrison, president of the Gramercy Park Block Association, points out that because Gramercy Park North is not part of the historic district and the building is not an individual landmark, there are few restrictions on what can be done with the property.
In the meantime, the building continues to market residential units for sale and for rent. When Gramercy Park Hotel was open, residents enjoyed access to the hotel’s staff, amenities, and restaurants. That is no longer the case, but owners can still benefit from a prime downtown address and a key to New York's only private park.
