Billionaires' Row towers had the top two sales by far. The top sale of the past week was a $17,357,000 three-bedroom in Central Park Tower, which was found to be New York's best-selling building of 2021. The second-highest contract took place at 220 Central Park South, where a two-bedroom home on the 25th floor closed for $14,494,650. The Real Deal identified the buyer as Robert Grossman, dean of New York University's Grossman School of Medicine, and notes that this sale brings 220 Central Park South to more than $3 billion in sales.

In spite of the Christmas holiday, it was a robust week for Manhattan luxury contracts: From December 20-26, a total of 42 contracts asking $4 million and up were signed at a total asking price sales volume of $368,532,000. This is the best Christmas week Olshan Realty's market report has recorded since it launched in 2006.
The 42 contracts comprised 28 condos, eight co-ops, and six townhouses. The top contract of the past week was a six-story, 9,251-square-foot Queen Anne-style townhouse at 248 Central Park West, asking $30,000,000. The townhouse dates back to 1887 and, following its purchase for $16,250,000 in 2019, underwent a high-end renovation. It now features state-of-the-art infrastructure, high-end appliances in the kitchen, spa-like comforts in every bath, and cellar-level wellness center with heated lap pool, Jacuzzi, sauna, and steam/massage shower.
