Sales are set to launch on a pair of complementary condo buildings at 170 and 174 West Street in Greenpoint. Per its newly-launched sales website, the building’s two- to four-bedroom residences will be priced between $885,688 and $3,350,000. We passed by the construction site last week and noticed its subdued grey-brick exterior interposed by large windows and sliding doors is nearly finished. The building’s designers are Greenpoint-based StudiosC whose offices are just a few blocks south of the site.
Interiors will be clean and minimalistic and feature 5-inch-wide premium oak floors and 10-foot-high ceilings throughout. Kitchens are well equipped with Bosch and Fisher & Paykel appliances, and baths come with radiant-heated floors. All homes are also equipped with a Bosch washer & dryer bundle.

Some residences will be duplexes and many homes will come with private balconies or outdoor terraces. The grand four-bedroom penthouse unit will open out onto an expansive terrace with spectacular views of the Manhattan skyline. The new website also describes the “massive” maisonette unit which comes with a private backyard that they claim will be larger than most in suburban homes.
Amenities are to include bicycle storage and a common roof deck. The G train’s Manhattan Avenue station is a short walk away and the East River Ferry’s India Street stop is very close by.
The building is positioned one block inland from the East River Waterfront across from the future Greenpoint Landing master plan. Next door is the still under construction Gibraltar at 160 West Street, where all of its 14 units fell into contract well before completion. The average asking price per square foot in that building was $1,319, and its penthouse sold for $1.675 million or $1,527 per ft². The average closing price for Greenpoint condos recorded in December was $1,142 per ft².
