Third Palm Capital and Real Estate Inverlad Development’s residential project, The Clare, has officially launched sales. Situated at 301 East 61st Street in Lenox Hill, the building is wrapping up construction and is due for completion this October. Manuel Glas Architects designed the 19-story condominium that boasts a creamy stone and glass exterior with many inset balconies and vertical fins. The floor-to-ceiling glass curtain wall promises sun-filled living experiences for the condo’s thirty thoughtfully designed interiors.
The Clare offers 15 unique floor plans ranging from 558-square-foot studios to 3,043-square-foot three-bedroom layouts, which are topped by a four-bedroom triplex penthouse. Prices for homes range from $800,000 to $8.9 million.

Master bedrooms feature 9-foot plus ceilings and en-suite baths with Watermark fixtures, extra-large quartz countertops with double sinks, frosted glass, soaking tubs, and enclosed showers. Also nearby are several transportation options, which will soon also include the new Second Avenue subway.
For reference, there are 425 other condos in Lenox Hill currently available for sale, with a median price of $2.675 million, or $1,814 per square foot. The average closing price for condos this September was $1,583 per square foot, down slightly from last September’s closing price of $1,628 per square foot.
