New York real estate trends come and go, but one thing that stays constant is developers', designers', and buyers' appetites for tall buildings and the views enjoyed from them. Such buildings are regular fixtures among Manhattan's top contracts and top sales.
Some wondered if the pandemic would spell the end of multi-family living in high-rises with limited privacy and room for social distancing. However, CityRealty’s High-Rise Index, which tracks sponsor and resale units in buildings 50 stories and higher, shows that prices in such buildings have held relatively stable over the past several years.

It is in this context that the highest penthouse at 520 Fifth Avenue has come on the market. Penthouse #80, a full-floor two-bedroom asking $11,500,00, is perched 880 feet above Fifth Avenue, making it one of the highest penthouses in the city. The Great Room prioritizes southeast views of the Manhattan skyline (including the Empire State Building and Chrysler Building), while the primary suite at the opposite end will look out on Hudson River views. Penthouse #80 was listed about a month after the first of seven penthouses in the building entered contract and shortly after construction topped out.
Across the river, another superlative penthouse was revealed: At the top of One Domino Square, the first condominium tower on the redeveloped Domino Sugar Factory site, a three-bedroom, three-bath penthouse is the highest penthouse in Williamsburg. Oversized, bespoke tilt-and-turn windows look out on panoramic views of the Manhattan and Brooklyn skylines, the Statue of Liberty, and the Williamsburg, Brooklyn, and Manhattan Bridges. These views inspired the design team at Orior, with brand director Jordan Trinci-Lyne saying, “It inspired us to treat the views as the primary artwork, designing the space around the city’s skyline.”
Indeed, the interiors were designed with low furniture by Orior so as not to compete with the views, and enhanced by custom rugs by Katie Ann McGuigan (sister of Orior creative director Ciaran McGuigan), lighting by Blue Green Works and Bocci, and artwork by Cameron Stewart. The penthouse also features light oak flooring, custom sconces and mirrors by building architect Annabelle Selldorf, a chef’s kitchen with Gaggenau appliances, custom closets, and en suite baths with spa-like fixtures.
Panoramic views are a hallmark of luxury condos, but buyers are not the only ones who can enjoy them: In Long Island City, luxury rental The Orchard recently topped out construction at 823 feet high, outstripping condominium Skyline Tower as the tallest building in Queens. The first move-ins are expected to begin in early 2026, and a teaser site has launched in the meantime.

Claremont Hall, the tallest building in Morningside Heights, came about through developers' Lendlease Americas Inc. and Daiwa House Group purchase of approximately 350,000 square feet of development rights from the Union Theological Seminary. The building is classically inspired, but has been designed to LEED Gold certification standards. The apartments start on the eighth floor, allowing for beautiful views of the Hudson River.
Amenities include a fully-attended lobby, resident lounge, fitness center, swimming pool in the onetime seminary dining hall, children's playroom, storage, and a bike room.
