With early voting underway and Election Day fast approaching on November 5, 2024, voters are preparing to choose between two presidential candidates with fundamentally opposed visions on nearly every issue.
While the national stage is set for major decisions, the Upper West Side has its own intriguing, albeit much less impactful lineup—three newly-launched condo conversions that each tell a unique story. One features the transformation of a late 19th-century church, preserving its original architectural grandeur. Another is a large post-war building near Lincoln Center, recently revamped for modern living. The third offers a rare opportunity to own fully furnished units in a recent, glass-enclosed residential building. See the newly launched buildings below.

The Romanesque Revival-style building at 140 West 81st Street dates back to 1891, when it was constructed for the Third Universalist Society (h/t Landmark West). Developers Ekstein Development Group and CMC Development Group bought the building from the Mt. Pleasant Baptist Church for $6,711,506 in early 2016, exactly 125 years later, and sales have just launched on the five newly created apartments inside.
Because the building's facade was preserved amidst the conversion to residential, many units feature distinctive and original architectural details for it. For example, Residence #4 features four bedrooms, four and a half baths, and a turret with 30' peaked ceiling that makes for a perfect study or library. The heart of Residence #3 is a grand salon with 20' ceilings, and a restored rose window is on display in the Great Room of Residence #5.
“The details are something you would never see on a new building, but it creates a very special and interesting space” – Jordan Rogove, Partner, DXA Studio
One thing all units have in common is expansive floor plans and interiors by Studio Sofeld, the AD100 firm whose portfolio includes 111 West 57th Street. They also feature kitchens outfitted with premium appliances by Wolf, Sub-Zero, and Miele.
Private storage is included in the sale of each unit, and additional building perks include an attended lobby and a fitness center with Technogym equipment. It is located between Central Park and Riverside Park, and up the street from the American Museum of Natural History. Additional area attractions include Beacon Theater, popular Columbus Avenue restaurants, gourmet supermarkets, the 79th Street 1, and the 81st Street B/C trains.

155 West 68th Street was constructed as Dorchester Towers in 1964 and designed in a highly utilitarian post-war style. Sixty years later, real estate investment firm Ogden Capital announced plans to sell the 324 units it owns in the building, giving residents first crack at the offerings (h/t The Real Deal). The new collection of sponsor apartments came on the market in earnest this fall.

Amidst 212 West 72nd Street's conversion from a rental to a condo, the apartments inside got enlarged and updated with high-end finishes and appliances. It is against this backdrop that a new collection of three- and four-bedroom units has just launched with a stylishly designed model unit at the forefront.
Interior designer frenchCALIFORNIA partnered with global design brand L'Objet in the first collaboration between the two firms. Furniture from frenchCALIFORNIA's Vintage Collection and decorative objects from L'Objet may be seen throughout the four-bedroom model unit, as well as contemporary art sourced from art gallery NAVA Contemporary. It is all set against a backdrop of West Side Pearl, a warm white paint color customized by frenchCALIFORNIA and inspired by 212 West 72nd Street.
While the model unit is being offered fully furnished, it does not represent the only opportunity to make the most of this partnership: Buyers have the option to purchase an apartment with this exact, complete design at an additional cost. If this aesthetic is not to their taste, owners at 212 West 72nd Street have priority access to the curated decor through frenchCALIFORNIA's design concierge, which offers personalized design and consulting services. Moreover, all the decor and the paint colors on display in the model unit are fully shoppable.
“We took full advantage of the home’s light-filled rooms, expansive size, and stunning views, allowing for a truly luxurious yet practical living experience” – Guillaume Coutheillas, Founder & Creative Director, frenchCALIFORNIA
In addition to updating the apartments amidst the condo conversion, the amenities at 212 West 72nd Street got upgrades. A roof terrace offers an outdoor kitchen, fireplace, multiple seating areas, and beautiful views of Central Park and prewar Upper West Side architecture.
However, one thing that could not have been improved upon was the building's central Upper West Side address. It is located in highly convenient proximity to Trader Joe's, Duane Reade, and the local and express trains of 72nd Street. It is also situated near Lincoln Center, Central Park, Riverside Park, Beacon Theater, and popular retail and restaurants.
