From October 16-23, 2023, Manhattan's highest-priced contract was for Residence #2ABC, a massive, 14-room combination unit at prewar cooperative 1016 Fifth Avenue asking $29,500,000. The expansive proportions and protected view of the Metropolitan Museum of Art's greenery and fountains harken back to the old days, but it has been updated with state-of-the-art kitchen appliances, renovated white marble primary baths, and a 1,000-bottle wine room with temperature and humidity control. Neither the buyer nor seller was identified, but Olshan Realty's market report notes that the sellers paid $8.9 million for #2AB in 2009 and $2.85 million for #2C the next year.
Not only was the Fifth Avenue apartment the top contract of the past week, but it was one of the highest-priced co-op contracts of 2023. It comes second only to Rupert Murdoch's purchase at The Hampshire House, which entered contract with a $30 million ask in February 2023 and closed for $35,200,000 a short time later.

Residence #2ABC measures approximately 8,000 square feet and is located in a highly selective Fifth Avenue cooperative. However, some luxury buyers require even more space and privacy: It was trailed by 24 West 10th Street, a six-story brownstone asking $22,500,000. This represents a nearly 20% reduction from when it was originally listed for $29.5 million in April 2021, but the sellers, former senior portfolio manager Jay Newman and his wife, radiologist Elissa Kramer, nevertheless stand to make quite a profit, having bought it for $3 million in 1999 (h/t The Wall Street Journal). Amidst their conversion of the multifamily building back to a single-family home, renovations included restoring the facade, refurbishing original design details, and updating the infrastructure.
