The past week was a relatively quiet one for Manhattan contracts, but another good one for the Jean Nouvel-designed 100 Eleventh Avenue: Shortly after it was announced that stage and screen star Hugh Jackman had bought a penthouse in the building, a duplex condo a few stories down had the top contract with a $14,995,000 asking price. Neither the buyer nor seller were identified in this transaction, but we can confirm that the seller is taking a loss on the apartment: Olshan Realty's market report notes that they bought it from the sponsor for $19,400,000 in December 2009.
The second-highest contract also took place in a celebrity favorite - The Greenwich Lane, the condo complex that rose on the former site of St. Vincent's Hospital and would come to attract the likes of Jon Bon Jovi, Rosie O'Donnell, Michael Kors, Jimmy Choo designer Tamara Mellon, and Starbucks CEO Howard Schultz. It remains to be seen who will be joining their ranks - Apartment #10C entered contract with a $10,500,000 asking price. The unidentified seller purchased the three-bedroom, three and a half-bath condo off floor plans and closed on it for $8,416,313 in November 2016.
But for all the condominiums that attract luminaries of all stripes, nothing offers greater privacy than a single-family townhouse. Perhaps it is for that reason that the past week's top five contracts included two Upper East Side townhouses. The top townhouse contract was for 232 East 61st Street, which was asking $7,995,000. The five-story, six-bedroom, seven and a half-bath home has approximately 5,720 interior square feet and over 800 square feet of private outdoor space spread over a garden, terrace, balcony, and roof deck.
