For the second week in a row, an Upper East Side townhouse had the top Manhattan contract: A pair of houses at 15 and 17 East 77th Street entered contract with an asking price of $32,500,000. But unlike last week's triple-mint home, these townhouses are being delivered in white box condition and with the ability to be combined into a massive Upper East Side mansion. One conceptual floor plan includes eight bedrooms, twelve full baths, four powder rooms, a living room, a formal dining room, an eat-in kitchen, two staff suites, a home gym, a home theater, a wine cellar, a mudroom, a roof terrace, and a sunroom. Neither the buyer nor the seller was identified, and the deal comes more than 10 years after the seller bought the houses for a total of $22.5 million (h/t Olshan luxury market report).
This was not the only Upper East Side home in need of work to enter contract this week: The top apartment contract and second-highest overall was for the penthouse at 993 Fifth Avenue, an Emery Roth-designed cooperative dating back to 1930, which entered contract with a $19,950,000 ask. Olshan notes that this marks a $19.55 million reduction from when it was originally listed for $39.5 million in June 2021, and that it will need to be completely renovated.
