As July 2024 gave way to August, the number of sales recorded in Manhattan dipped slightly week over week. However, thanks to a number of high-priced luxury sales recorded for the week ending August 2, 2024, the value of Manhattan's sales rose slightly in the same time period.
A few short weeks after the penthouse at Aman New York Residences set a new record as the highest sale of the year, the residential conversion of Fifth Avenue's Crown Building is back on top: Residence #23A closed for $64,000,000 in the week's top sale by far. The seller is listed as A7P Trust Co., which Crain's New York Business notes has been linked to purchases of several homes by Meta (ne Facebook) executives. It also identified the transaction as "the first successful flip" in the building; the seller paid $50,604,750 for it earlier this year.

According to the building's offering plan, Residence #23A has four bedrooms, five full baths, a powder room, and a home theater. The buyer will enjoy access to such amenities as a double-height sky lobby with piano bar, a cigar lounge with adjoining terrace, a wine library, two restaurants, and the services of the three-story, 25,000-square-foot Aman Spa, not to mention special privileges at Aman resorts all over the world.
In the second-highest sale and top Downtown sale of the week, Jennifer Lopez offloaded the penthouse at The Whitman Mansion for $23,000,000. The multi-hyphenate powerhouse bought it for $20.1 million in October 2014 and initially listed it for $26.95 million in 2017; it has been on and off the market since then, holding relatively firm in its asking price during this time (h/t Gimme Shelter).
One of only four units in its NoMad loft building, the penthouse is rich in original details like casement windows, high ceilings, and hardwood floors. However, modern perks include smart home infrastructure, a custom chef's kitchen, and a super-luxe primary suite with a large dressing room, two en suite baths, and two private terraces.

The penthouse's buyer conducted the transaction through a trust, but another high-profile figure would not be unexpected. Past and present residents of The Whitman Mansion have included writer/activist Chelsea Clinton, hedge fund trader John Silvetz, model Wilda Deon Bray, and former NASCAR driver Jeff Gordon. Mr. Gordon sold his apartment in the building for $13,500,000 in July 2023; more recently, it has come back on the market for $12,995,000.

During the time the penthouse was in limbo, Ms. Lopez and then-partner Alex Rodriguez bought Residence #36A, a half-floor three-bedroom condo, at Billionaires’ Row supertall 432 Park Avenue for $15,316,716 in spring 2018. Less than a year later, amidst concerns that it was too small for their combined family, they listed it for $17.5 million in January 2019. It ultimately closed for $15.75 million in June 2019, earning them a small profit and going far more quickly than the penthouse. Residence #36A has changed hands since then, and, coincidentally, closed for $10,700,000 last week. While nearly 30% below the $14.75 million asking price when it entered contract in May 2024, it was still good enough for the fourth-highest sale of the past week.
Along with 432 Park Avenue, the past week was a good one for another skyline standout: A total of $24,840,000 across three sales was recorded at One High Line, the full-block, twin-towered development by Bjarke Ingels Group in West Chelsea. Among them was the four-bedroom Residence #W25D, which closed for $13,600,000 in the third-highest sale of the week.

The closings come at a time when work is continuing apace on the development's public plaza on Tenth Avenue and New York's first Faena Hotel outpost is gearing up to open in One High Line's East Tower in early 2025. These buyers, like all One High Line residents, will enjoy amenities and special privileges at the hotel as well as exclusive residential amenities.
Further downtown, a total of $25,350,000 in sales was recorded at 450 Washington Street, a waterfront Tribeca building that was constructed as a rental but was converted to sales units in 2023 with significant upgrades to the facade, apartments, and indoor/outdoor amenities. The six sales included Residence #702, which closed for $9,975,000 in the fifth-highest sale of the week.

This four-bedroom home measures 2,955 interior square feet and opens up to a 1,926-square-foot wraparound terrace; at the time it was listed, it had the largest private terrace on the market in Tribeca. It entered contract with an asking price of $10,995,000 in June 2024 after about a month and a half on the market. The buyer paid tribute to its most notable feature by conducting the transaction under 450 Washington Terrace LLC.
