As the top contracts of July 31 - August 6, 2023 show, it was a good week for Manhattan's Upper West Side. Around the same time political cartoonist Ranan Lurie's estate sold his apartment at 15 Central Park West, Residence #33C, located a few floors down in the Robert A.M. Stern-designed building entered contract with a $18,950,000 ask. Olshan Realty's market report notes that this represents a small reduction from the original asking price of $19,995,000, but that the unidentified seller still stands to make a profit on the three-bedroom condo, having purchased it from the sponsor for $10,131,588 in 2008.
Residence #33C measures 2,761 square feet and, as per the building's stacking plan, is one of only three apartments on its floor. But some luxury buyers crave more privacy: It was trailed by 304 West 90th Street, a pristine prewar townhouse that entered contract with a $12,800,000 asking price, the second-highest of the week. 144 West 82nd Street, a single-family home that entered contract with an asking price of $8,990,000, had the fifth-highest asking price.
In this article:
Indeed, townhouses accounted for three of the top five Manhattan contracts of the past week. Rounding them out was 75 Bedford Street, where the asking price of $11,500,000 was the fourth-highest of the past week. It is located next door to Millay House, also known as "the skinny house." However, between its top-floor artist's studio and recent renovation by acclaimed architect M.N. Ahari, 75 Bedford Street is a work of art in its own right. The current seller has not been identified, but in a 2021 profile of the listing, 6sqft noted that filmmaker James Oakley lived in the house from 2012 to 2017.
