After more than 25 years in the making, the 77-acre Riverside South Master Plan is nearing completion with its final phase, Waterline Square, now fully erected. Per a press release, the team led by Boston-based developer GID Development Group celebrated the topping out of the plan’s three buildings earlier today. The trifecta of nautical-themed towers has been shaped by some of the biggest names in architecture and design, with the offices of Richard Meier, KPF, and Rafael Viñoly each providing their own takes on Manhattan high-rise living.
Commenting on the construction milestone, James Linsley, President of GID Development Group says, “It has been an amazing journey seeing this historic project come to fruition. With all three buildings being constructed simultaneously, Waterline Square will offer its residents a new and complete neighborhood that is unlike any other in New York City, and we’re thrilled with the pace of construction.”

The buildings range in height from 34 to 38 stories tall and will each contain a mix of condo and rental apartments. The towers, named One, Two, and Three Waterline Square, rise from a 5-acre superblock bounded by 59th Street, West End Avenue, 61st Street and Riverside Park South. In 2015, GID progressively picked up the building sites from Extell and the Carlyle Group for a total of $675.9 million. Today's ceremony marked the topping out of KPF's twin-peaked Two Waterline Square. Last month, Meier's One Waterline and Vinoly's Three Waterline reached their pinnacles.
Altogether, the complex is one of the largest residential offerings to come to the Upper West Side. There will be 263 one- to five-bedroom condominiums spread across the three buildings, perched at or above the 20th floor. Like the exteriors, each tower will come with its own unique take on gracious city living with interiors honed by Champalimaud Design, Yabu Pushelberg, and Groves & Co. All homes will be finished in a rich selection of hand-picked materials, custom kitchen cabinetry and marble baths with custom-designed vanities, over-sized windows, and high ceilings.

Kelly Kennedy Mack, President of Corcoran Sunshine Marketing Group, says “Since launching sales earlier this year, reception from buyers has been overwhelming, which is no surprise given the development’s extraordinary caliber of design and immense lifestyle offering.” Current listings show one-bedrooms begin at $1.85 million, two-bedrooms from $2.78 million, three-bedrooms from $4.52 million.
Like a miniature Hudson Yards, Waterline Square will be comprised of several glassy high-rises encircling a central public space. The vital, three-acre public park is being designed by Mathews Nielsen Landscape Architects and will have cascading water features, a great lawn, a flowering meadow, and a fully equipped children’s playground.
The team claims the development will have more amenities than any other in the city. Encompassing some 100,000 square feet of space, shared perks include an indoor tennis court, two pools, a soccer field, skate park, art studios and more. Last but not least (though short on details), the release says there will be a first-ever Cipriani food hall in the plan, quite a step up from recently-announced Morton Williams coming to One West Avenue next door.
