On the week of July 6-12, 2020, $314 million worth of Manhattan apartment sales were recorded by the city. Furthermore, 12 high-end contracts were signed of $4 million and above. Not only does this tie the highest total in the pandemic period, but Olshan Realty's market report notes that this total is three more than the same time period in July 2019, around the time when the mansion tax came into effect. This year's total asking price sales volume came to $101,050,000.
Perhaps as a result of buyers craving space and privacy after weeks on lockdown, the past week saw the largest number of townhouse contracts signed since just before New York went on lockdown. The top contract of the past seven days was for a converted firehouse at 78 Morton Street, asking $21.8 million.
On the condo and co-op front, the top apartment contract was for a three-bedroom apartment at Time Warner Center asking $12.995 million. The listing is distinguished by its sweeping views and grand proportions, including a 40'6" living room. Indeed, many of the top apartments to go into contract were half- or full-floor units to allow for incredible privacy.
