From the time its Hiroshi Sugimoto-designed interiors were revealed, the 79th-floor unit at 432 Park Avenue attracted attention for its striking custom design and its equally jaw-dropping price of $135,000,000. When it entered contract with a $92,000,000 ask in summer 2023, it was and remains 2023's highest contract to date; while the ultimate closing price of $65,600,000 represents a deep discount from the original ask, it was nevertheless good enough for the top sale of the week.
The price includes the apartment, the built-in furniture and art installations, and two storage units. Two adjacent studio units on a lower floor were also included in the listing price, but these were recorded as separate transactions.

A few blocks west at Central Park Tower, the full-floor Residence #118 nipped at its heels with a price of $46,152,150 in what appears to have been an off-market deal. According to the offering plan, the high-floor home has five bedrooms, five and a half baths, and 6,700 interior square feet. The offering plan also listed a price of $64,500,000 for this unit, representing a 28.4% reduction.
Also last week, Olshan Realty’s luxury market report recorded only 12 contracts asking $4 million and up signed from October 23-29, 2023. The Real Deal notes that this is the lowest number since late September, but a closer look revealed a REBNY syndication feed error that only recorded contracts signed from Sunday to Wednesday. While there were likely more contracts signed since then, the top contract recorded during this time was for a penthouse at The Majestic with five bedrooms, five and a half baths, four private terraces overlooking Central Park and the Manhattan skyline, and an asking price of $19,950,000.
