However, this is more of a reflection of the holidays falling on the week of December 23-29, 2024 than broader market conditions — the median asking price rose slightly during this time — and several homes linked to high-profile figures were among the highest-priced contracts of the week.
The week's top townhouse contract and second-highest overall was for 233 West 11th Street, the former Greenwich Village home of acclaimed architect Morris Adjmi. The asking price of $13,500,000 was unchanged from when he listed it in September 2024 following the purchase of a prewar townhouse in Fort Greene. He paid $1.3 million for the property in 1995, and his thoughtful renovations and expansions left original details beautifully preserved while adding the amenities the modern buyer has come to expect and enjoy, much like at his multi-family designs throughout the city.

Further uptown at 1120 Fifth Avenue, Penthouse B, the longtime Fifth Avenue home of Academy Award-winning actors Paul Newman and Joanne Woodward had the week's top co-op contract and fourth-highest overall with an asking price of $9,950,000, finding a buyer a few weeks after it went on the market. While the celebrity couple's primary residence was in Westport, CT, their daughter Clea Newman Soderlund described the penthouse as "their oasis in New York" to The New York Times.

Indeed, Central Park views remain in high demand among luxury buyers: The week's top contract by far was for Residence #42NS at 50 West 66th Street, which was asking $45,750,000. This represents the combination of two units into one magnificent home with five bedrooms, five and a half baths, 6,942 interior square feet, and two large loggias facing Central Park. The contract was signed shortly before move-ins are to begin at the tallest tower on the Upper West Side.
The week's next-highest apartment contract had similarly lofty aspirations: The duplex penthouse at The Residences at the Even Hotel, one of only six residential units on top of the wellness-oriented hotel in Turtle Bay, was initially listed for $53 million in May 2017. It went off the market about a year later, was relisted with a $15.8 million asking price in August 2019, and was on and off the market at gradually lower price points ever since. It ultimately entered contract with an asking price of $10,995,000 — while far below the initial ask, this was still good enough for the third-highest contract of the week.
Also of note, another townhouse linked to a celebrity ranked among the week's top contracts: 141 East 63rd Street had the week's second-highest townhouse contract and fifth-highest overall with an $8,995,000 asking price. Grammy-nominated cabaret singer Michael Feinstein and his spouse, Terrence Flannery, bought it for just over $3 million in 2004 (h/t Curbed) and, when the neighboring home at 143 East 63rd Street came on the market the following year, they bought it for $3.825 million and embarked on a massive gut renovation and combination that allowed for impressive gatherings.

These deals bring the building to over one-third sold a few months after sales launched.
