In a stretch of Billionaires’ Row dominated by glassy supertalls, 220 Central Park South stands out for its classic limestone facade, exclusive tenant roster, and residents-only restaurant run by Jean-Georges Vongerichten. Ken Griffin’s $238 million purchase in the building remains the most expensive home sale in the country, and other high-priced sales have made it a fixture on top sales charts. It has also been a boon to developer Vornado Realty Trust ("Vornado") — a November 2020 article in The Real Deal noted that sales at 220 Central Park South kept Vornado comfortably in the black at a time when the economy was precarious and vaccinations were not yet available.

However, it remains to be seen how much longer that will last. An analysis in Crain’s New York Business found that for all the impressive sales, the building is still not sold out; of the 117 units originally marketed for sale, 107 have sold and closed, and only one sponsor unit sold in the first quarter of 2022. A slowing sales market may be keeping Vornado from marketing the remaining 10 units, which range from a two-bedroom to a three-bedroom penthouse.
220 Central Park South has not ranked among the top sales since January 2022, but is back on top this week with #54B, a three-bedroom, three-bath, 3,222-square-foot unit on the 54th floor that sold for $36,000,000 in what appears to be an off-market deal. The New York Post identified the buyer as Daryl Katz, founder of the Katz Group and owner of the Edmonton Oilers. The tabloid also notes that the unidentified seller bought the apartment from the sponsor for $26,219,938 in November 2019.

The past week's top downtown sale and second-highest overall took place at The Shephard, a warehouse-turned-luxury condominium, where #4C sold for $12,600,000. Details of the building's past incarnation come through in the four-bedroom, four and a half-bath home's arched windows and barrel-vaulted ceilings. The buyer conducted the transaction through an LLC, and the seller is listed as John A.W. Werwaiss, a partner at developer Werwaiss Properties.
Also last week, more than a year after putting their massive combination penthouse at The Gramercy on the market for $15,000,000, comedian/Tonight Show host Jimmy Fallon and his wife, film producer Nancy Juvonen, sold it to model/actress Cara Delevingne for $10,800,000 in an off-market deal. The penthouse comes with a key to Gramercy Park and has been customized with vintage wallpaper, a soundproof pantry, a hidden playroom under the custom staircase, and a "saloon room" with wet bar and gas fireplace. Mr. Fallon and Ms. Juvonen sold another unit in the building to the same trust for $950,000.
