Central Park Tower was the second-best-selling building of the first quarter of 2022, and it continues to put up impressive numbers as home of the past week's top sale: a full-floor home near the top of the building that closed for $48,489,875 ($6,855 per square foot). This represents a 26.3% reduction from the last asking price of $65,750,000, but was nevertheless the top sale by far and came in above the $46,958,750 apartment two stories up that was the top sale of Q1 2022. Several stories down, another unit in the building closed for $11,742,875, or just outside the past week's top five sales.
A few blocks south, the second-highest sale took place at the Jean Nouvel-designed 53W53, where a two-bedroom penthouse with direct elevator access closed for $24,995,000. The Wall Street Journal identified the buyer as Alex Blavatnik, brother of industrialist Leonard "Len" Blavatnik and vice chairman at Access Industries, an industrial group with investments in Warner Music Group, AI Film, power company Calpine, and sports streaming service DAZN, among others.
For all the successes of the stratospheric new Midtown towers, the prewar-inspired buildings on the Upper East Side are still putting up impressive numbers. There was a total of $54,975,000 across three sales at the Robert A.M. Stern-designed 1228 Madison Avenue, among which was a massive triplex penthouse that sold for $24,750,000. When it entered contract in December 2020, the buyer was identified only as a New York family. A duplex penthouse directly below it, which closed for $19,725,000, and a $22,000,000 penthouse a few blocks down at The Benson round out the top five sales.
