Real estate typically hits a summer lull in the weeks leading up to Labor Day, and indeed, nearly 100 fewer sales were recorded for the week ending August 18, 2023 than the previous week. However, the year's highest-priced sale to date was recorded during that time: An apartment at 220 Central Park South, where Ken Griffin's purchase still holds the record of the most expensive home in the United States, sold for $80,000,000. When The Wall Street Journal announced the sale of the nearly 8,000-square-foot apartment, it noted that an entity linked to investment firm Nima Capital had purchased it for $65.59 million in 2020. The current buyer was not identified, and further details about the apartment were not available.
The sale at 220 Central Park South was the past week's highest by a comfortable margin. The second-highest was Penthouse #20 at 109 East 79th Street, which sold for $35,000,000, exactly the price listed in the building's offering plan. The four-bedroom, five and a half-bath sponsor unit spans 5,721 interior square feet and is topped with a private roof terrace with outdoor fireplace and panoramic views. The buyer conducted the transaction through an LLC.
But for all the allure of new buildings, the Old World elegance of Fifth and Park Avenues is not to be counted out. The top co-op sale and third-highest overall took place at the J.E.R. Carpenter-designed 810 Fifth Avenue, where the eighth-floor apartment and a storage unit combined sold for $14,500,000. Public records list the buyer as business executive David Amini.

It was trailed slightly by a penthouse at The Parkside, a Palazzo-style prewar building two blocks east. The three-bedroom home's closing price of $12,675,000 marks a $7.1 million reduction since it was initially listed in October 2021, but was nevertheless good enough for the fourth-highest sale of the week.
Rounding out the top sales was the 55th floor of Madison Square Park Tower, which had the top downtown sale at $12,300,000, or slightly below the asking price when it entered contract in July 2023. The sale of the four-bedroom, four-bath home was recorded shortly after another four-bed a few floors below was recorded
