As the quarter and indeed the year start to wind down, Manhattan's luxury residential market shows no sign of slowing down. Not only did the number of sales recorded spike week over week, possibly due to buyers and sellers wishing to close before the end of the year for tax purposes, but several high-priced closings took place at high-profile, uber-luxury developments in the third week of December 2024.
Months after the building sold out, closings have commenced at The Giorgio Armani Residences, the 10-unit condo collection on top of the new Giorgio Armani Madison Avenue flagship store in one of the Upper East Side's most fashionably elite stretches. Residence #8 had the week's top sale at $23,222,063. One floor below, Residence #7 had the third-highest sale at $19,904,625. While both prices came in under ask, it was only by a little.
Like all units in the building, the two full-floor, five-bedroom homes feature interiors by Giorgio Armani (who has announced his intention to live in the building), high ceilings, oversized windows, gracious entrance foyers, chef's kitchens with Gaggenau appliances, and primary suites with spacious dressing rooms and spa-like baths. Amenities in the building include a Zen tea room with service from Armani Ristorante, a library and lounge with custom Armani Casa furniture, a fitness center, and an on-site spa treatment room.

The Giorgio Armani Residences dethroned One High Line as home of the top sale of the week, a distinction it has held for two weeks in a row in December 2024. However, it was not to be counted out: A total of $73,540,000 across nine sales was recorded in the two-towered, full-block Bjarke Ingels-designed complex in West Chelsea, with Penthouse #25B closing for $22,305,775 in the second-highest sale of the week.
While not as stratospherically priced as other penthouses in the complex, Penthouse #25B was still the highest-priced Downtown sale of the week ending December 20, 2024. It is located near the top of the East Tower, where apartments start on top of Faena New York, the luxury hotel's first New York outpost. When the hotel opens next year, residents will enjoy access to its amenities and services as well as a suite of exclusive wellness and social amenities.

Beyond The Giorgio Armani Residences and One High Line, two apartments closed for $17,500,000 in the fourth-highest sale of the week. Penthouse #9A at 90 Morton Street has been on and off the market since March 2023, when it was listed for $22.5 million. However, the seller still makes a profit on the penthouse, having bought it for $12 million in November 2020. This 3,765-square-foot unit in a converted Hudson Square printing house has four bedrooms, three and a half baths, and two private terraces.
Across town at The Beresford, a landmarked cooperative designed by Emery Roth, Residence #19 also closed for $17.5 million in the top co-op sale of the week. The 4,400-square-foot assemblage comprises Residence #19D, which the sellers bought from Academy Award-nominated actress Glenn Close in 2010, and Residence #20D, which they bought in May 2018. While the closing price comes in $2 million below the $19.5 million ask when it entered contract in June 2024, sellers Mark Fisch and Rachel Davidson still make a profit, having bought the apartments for a combined $16.8 million. The buyer was identified only through an LLC, and it is not known whether they plan to follow through on Peter Pennoyer-designed plans for a combination duplex with multiple private terraces.
The week's top five sales were rounded out by another unit on Central Park West: Residence #32C at 15 Central Park West closed for $16,500,000 in the fifth-highest price of the week. The buyer, Hyundai Motor Group chairman Euisun Chung, is only the second owner of the three-bedroom, three and a half-bath home overlooking Central Park; the seller, identified only through an LLC, bought it from the sponsor for $9,877,025 in January 2008. It has been on and off the sales and rental markets since July 2012, when it was listed for $27.5 million.
