Less than a month after a custom-designed apartment at 432 Park Avenue entered contract with a $92,000,000 asking price that remains 2023's highest to date, the Rafael Vinoly-designed supertall is back on top with a $22,500,000 sale. The unidentified seller has taken a loss on the three-bedroom apartment, having bought it from the sponsor for $24,582,962 in March 2016.
The apartment at 432 Park Avenue was initially listed for $28,000,000 in February 2022, and closed about a month after it entered contract with a $24,500,000 asking price. Despite this discount, it had the past week's top sale by a comfortable margin. The second-highest sale was for Penthouse #1602 at 450 Washington Street, a six-bedroom apartment that closed for $15,500,000. This, too, represents a small reduction, having entered contract with a $17,300,000 ask in February 2023.
The last week of September 2023 was also a good one for classic cooperatives. The top co-op sale and third-highest overall was acclaimed art collector Hester Diamond's apartment in The Eldorado, which sold for $13,500,000, or $6 million below the asking price when it was initially listed in May 2022. The apartment has been in the Diamond family since the 1960s, when The Eldorado was still a rental; after it went co-op, they bought their apartment and later an adjoining one to make it a duplex to accommodate their collection of old masters and contemporary art alike. Following Ms. Diamond's death in early 2020, her surviving sons, who include Beastie Boys founding member Mike D, put the apartment on the market.
Almost directly opposite Central Park from The Eldorado, a four-bedroom apartment at 1050 Fifth Avenue closed for $10,500,000. While good enough for the fifth-highest sale of the past week, it is a fraction of the $30,000,000 asking price when it was originally listed in October 2015. Seller Donald Schupak is an attorney famous for his work with the St. Louis Spirits during the 1976 merger of the American Basketball Association and the National Basketball Association in what Sports Illustrated called the best deal of the century. He later relisted it for $21,000,000 in May 2021. The buyer conducted the transaction through a trust.
