Owing to the Thanksgiving holiday, the last week in November 2024 showed Manhattan residential contracts dropping by over one-third week over week. However, the Manhattan contracts signed from November 25 - December 1, 2024 brought the whole month of November 2024 to a 10% year-over-year increase. Indeed, only one month remains in the calendar year, but 2024's transactions have already exceeded the entire 2023 tally.
On a week when the Macy's Thanksgiving Day Parade made its way south from the Upper West Side, listings in this part of Manhattan accounted for three of the week's top ten contracts. This included the highest by far: Residence #52E at 50 West 66th Street, which was asking $54,500,000. Located on one of the uppermost floors of the Upper West Side's tallest building, the five-bedroom residence boasts more than 6,900 interior square feet and two private loggias.

The contract comes when closings in the Extell-developed tower are estimated to begin in the near future. Residents are set to enjoy elevated amenities such as a state-of-the-art fitness center, an indoor saltwater lap pool and spa, a basketball/pickleball court, and a 20th-story sun deck. Another great perk is its prime Upper West Side address near Central Park, Lincoln Center, The Shops at Columbus Circle, acclaimed area restaurants, and several transportation options.

The sculpted tower has made quite a mark on the Central Park West skyline. Designed by the Swedish firm Snøhetta, the design was inspired by the rock outcroppings of Manhattan schist seen throughout Central Park. The tower's glass and bronze exterior with chamfered corners and a folded crown is nearly complete and interior work is moving apace.

A little northwest of 50 West 66th Street, a total of $12,645,000 across two deals was signed at 200 Amsterdam Avenue, the building it dethroned as the neighborhood's tallest. These included Residence #40B, which was asking $9,650,000. This represents a small reduction from the initial listing price of $9,995,000, but was still good enough for the week's fifth-highest contract. These deals bring 200 Amsterdam to 90% sold.

Beyond the Upper West Side, another popular trend among luxury buyers was arched windows. At 520 Fifth Avenue, a new tower known precisely for this feature, Penthouse #76 had the week's fourth-highest asking price of $12,000,000. This is the third of the seven penthouses at 520 Fifth Avenue to enter contract, and remaining penthouse availabilities include the building's highest.
Further downtown, Penthouse #63 at 130 William Street was not far behind with an asking price of $7,950,000, the sixth-highest of the week. This building, too, is distinguished by its dramatic arched windows, and this penthouse opens to an approximately 700-square-foot private loggia off the living room, the primary bedroom, and a secondary bedroom.
