With the first night of Hanukkah falling on Christmas Day (December 25) in 2024, the last few weeks of December are a busy time for many people. This might have been a factor in a slightly lower number of Manhattan sales recorded week over week, but the second full week of December 2024 still saw a number of eight-figure contracts signed at high-profile buildings.
For the second week in a row, a penthouse at One High Line led Manhattan's sales by an extremely comfortable margin: Penthouse #26 closed for $45,033,750, or more than the next three of the week's highest-priced sales combined. It spans a full floor in One High Line's East Tower, which will house the forthcoming Faena New York on lower levels, and looks out on 360-degree views of the Hudson River and the Manhattan skyline through oversized windows as well as from a wraparound terrace.
Penthouse #26 was among $65,933,750 across three sales closed at One High Line last week. These included West #28B, which closed for $13,000,000 in the third-highest price of the week. This three-bedroom, three-bath home is situated a few stories below the penthouse levels in the all-residential West Tower. Residents of both towers comprising One High Line will enjoy access to Faena New York's amenities and services as well as a residents-only amenity suite.

Waterfront views were in demand on the opposite side of Manhattan: The second-highest sale was for Penthouse #2B at 170 East End Avenue, which closed for $14,250,000. The top-floor home enjoys spectacular East River views from massive windows as well as three private terraces and a roof terrace.
While the closing price is below the $16,995,000 ask when the unit entered contract in September 2024, the unidentified seller nevertheless makes a profit on the penthouse, having bought it for $11,200,750 in June 2010. The buyer conducted the transaction through a trust.

For all the allure of exciting new waterfront construction, the landmarked prewar buildings surrounding Central Park have not been forgotten: Residence #19B at The Beresford closed for $12,500,000 in the week's top co-op sale and fourth-highest overall. The three-bedroom home in an Emery Roth-designed cooperative looks on direct Central Park views from the living room and library as well as from a private terrace.
Public records identify the seller as finance executive Louis Kreisberg and his wife, Amie Kreisberg. They also indicate that the couple purchased the apartment for $10,800,000 in June 2007. It entered contract with a $12.95 million asking price in August 2024.

Rounding out the top five sales was Residence #6D at 16 Hudson Street, which closed for $8,175,000. The building was erected as a warehouse in the late 19th century and, in the late 1970s, was among the first of Tribeca's famed loft-to-residential conversions. Original details like exposed brick walls, beamed ceilings, columns, skylights, and oversized windows remain intact, but this penthouse features such modern perks as a Henrybuilt kitchen with high-quality appliances, a home office hidden behind a moving bookcase, and a landscaped private roof terrace.
Also of note last week, a total of $3,662,000 across five sales was recorded at Smithsonian Place, a newly converted condominium in the heart of Harlem. The building dates back to the late 19th century, and original features like decorative balconies, cornices, and lintels were carefully preserved amidst a conversion that yielded well-appointed apartments and amenities like an attended lobby, a double-height fitness center with mezzanine-level yoga room and spa area, a children's playroom, a game room, and a lounge with fireplace.
The closings come less than a year after sales launched and bring Smithsonian Place to nearly 50% sold. Current availabilities range from a one-bedroom for $519K to a three-bedroom for $1.275 million.
