Owing to the Thanksgiving holiday, the last week of November 2024 recorded fewer Manhattan residential sales week-over-week by default. However, several eight-figure sales linked to high-profile figures were recorded during this time.
After nearly three years and multiple price reductions, media mogul Rupert Murdoch has finally offloaded his custom triplex penthouse at One Madison: City records show that it sold for $23,750,000. While good enough for the highest-priced sale of the last week of November 2024, this comes in $4.75 million below the asking price when it entered contract in October 2024 and $38.25 million below the initial asking price of $62 million when it was listed in March 2022.
In the end, Mr. Murdoch has taken a $19.26 million loss on the penthouse just over ten years after buying it for $43.01 million. He is listed as an LLC on the property records, as was the buyer.

Some speculated that the penthouse's polarizing owner, whose holdings include Fox News, was a factor in its length of time on the market. However, it must be noted that in the years since Mr. Murdoch bought and customized the penthouse with high-end finishes and state-of-the-art appliances, newer Downtown buildings have taken shape to steal One Madison's thunder. These include 64 University Place, where Penthouse A was nipping at One Madison's heels with a $19,500,000 closing price.

Moreover, the Manhattan skyline has also welcomed higher buildings to literally cast One Madison in shadow since Mr. Murdoch bought the penthouse. (Indeed, a high-floor home at the nearby, taller Madison Square Park Tower closed for $11,180,000, just short of the week's top five sales.) These include 111 West 57th Street, the second-tallest residential building in the city and home of the fourth-highest sale of the week: Tower Residence #31 closed for $13,250,000, or slightly under the last ask of $14 million.

The week's top co-op sale and third-highest overall was for Residence #6/7F at 655 Park Avenue, which closed for $15,975,000, or just under the $16 million ask. This 12-room duplex in a J.E.R. Carpenter-designed building was reportedly configured by a Rockefeller relative 100 years ago, and the seller, Lacey Tisch, has ties to another prominent family as the daughter of Loews chairman Andrew Tisch. Public records identify the buyer as Amirali Talasaz, co-founder and co-CEO of Guardant Health.
Ms. Tisch takes a small loss on the apartment at 655 Park Avenue, having paid $16 million for it in March 2014. The sale comes just over three years after she purchased former U.S. Treasury Secretary Steven Mnuchin's apartment at 740 Park Avenue at a reduced price in September 2021.

Rounding out the week's top five sales was Residence #8S at The Brentmore, the former home of documentary photographer Elliott Erwitt, which closed for $12,580,000 in what appears to have been an off-market deal. Mr. Erwitt and his family reportedly lived in The Brentmore for 55 years, but the seller (listed as a trust) held it for considerably less time than that: They sold the three-bedroom apartment about six months after buying it for $13.315 million in May 2024. However, they appear to have held onto a separate two-bedroom unit they also bought in the building, one that Mr. Erwitt used as a studio/office.
In addition to Mr. Erwitt, The Brentmore has counted photographer Annie Leibovitz, musician Paul Simon, and actors Celeste Holm and Joan Copeland among past residents. Entrepreneur/philanthropist Grace Hightower's apartment in the building entered contract with a $20 million ask yesterday.

Also of note, a total of $8,565,213 across three sales was recorded at The Treadwell last week. The buyers of the one- to three-bedroom units are set to enjoy homes with high ceilings, floor-to-ceiling windows, custom kitchens with bespoke Mont Blanc quartzite countertops and Miele appliances, and luxe primary suites with generous closet space and radiant heated floors in the en suite baths. They will also enjoy two floors of amenities that open to beautifully landscaped outdoor space as well as complimentary one-year memberships to concierge medical service Sollis Health.
When The Treadwell was on the drawing board, a "building on stilts" with a hollow octagonal core by Rafael Vinoly was originally proposed for the site. This particular project was scrapped due to fire safety concerns, and the building that ultimately rose pays tribute to the nearby Treadwell Farms Historic District with Art Deco and Romanesque Revival design influences, a fluted terra cotta-clad facade, and a distinctive crown.
The change appears to have been to the building's benefit: The most recent closings come at a time when The Treadwell is 55% sold less than a year after sales launched. Remaining availabilities range from a studio for $985K to a four-bedroom penthouse for $11.5 million.
