An Upper West Side building undergoing a conversion to condominiums has revealed its restored facade, and has also launched a registration site for interested buyers. The building was previously a rental known as the Evelyn, but has ditched the name and now goes by its address, 101 West 78th Street. The 8-story, redbrick building will offer 28 "elegantly reimagined condominium residences" with interiors designed by Stephen Sills, according to the website.
The 1886 Renaissance Revival building is located within the Upper West Side/Central Park West Historic District and was built by architect Emile Gruwe. Its facade is intricate and has varying patterns of brick that are highlighted with terra cotta sculptures. In the book AIA Guide to New York City, the building is described as "a big, bold symphony in reds." The building is in a great location near Central Park, and the American Museum of Natural History is just across the street.

Inside, condominiums with one to four bedrooms will be available, including a penthouse apartment. Schedule A amenities for the building include a fitness center, children’s playroom, and both bike and stroller storage. In addition to condominiums, the building will also hold a restaurant on the first floor.
The building was purchased for $85 million in 2012, and the conversion is being completed by developers GTIS Partners, and HTO Architect. The website lists Brown Harris Stevens for sales and marketing and the projected sellout is $126 million, according to a Real Deal article published earlier this year.
The new residences will join 134 condominiums currently for sale in the neighborhood, which currently have a median price of $1,651 per square foot. The average closing price for a condo in the area this October was $1,675 per square foot, up slightly from last October’s closing price of $1,603 per square foot.
