Construction is proceeding apace on Acadia Realty Trust’s upcoming residential building, 210 Bowery at the boundary of Nolita and the Lower East Side. The project scope includes four new floors atop a pre-existing 4-story building that decades ago held a flophouse and more recently a restaurant supplier. Arcadia picked up the site in 2012 for $7.5 million and has had a few hiccups since. While project details remain scarce, city permits show that inside will hold seven large, full-floor residences and a ground-level retail space.

The architects listed on building applications is Dan Ionescu Architects. Renderings on Arcadia’s page show a subdued design of black brick, black metal window surrounds and a classic cornice line. The street-facing fenestration will range from 4 to 5 windows per floor, multipane windows along the second floor, and a glass storefront at street level. Per filed documents, amenities will include a roof deck, basement storage, and seven bicycle spaces
Judging by the size of the units, the apartments may very well be condos. Current condo prices in the Lower East Side have an average ask of $1,998 / ft2 and closing prices average $1,403 / ft2 . Other condos underway on the Bowery include the Annabelle Selldorf-designed 347 Bowery and 260 Bowery designed by Morris Adjmi Architects. 210 Bowery is also near an upcoming Ace Hotel and a citizenM Hotel.
