“Bespoke from the inside-out, and the outside-in.” So says lead broker Frances Katzen of the West Village boutique condominium development at 175 West 10th Street. According to her team, the surrounding neighborhood has truly inspired every detail of the BKSK Architecture-designed 7-story building, from the thoughtfully placed ivy on the exterior brick wall, down to the finish of the powder room Waterworks fixtures. In development by Greystone Development, the building will offer four full-floor residences and one duplex penthouse upon completion early next year.
To manage the building’s sales traction, the team put together and recently redesigned a sales gallery down the street where potential buyers can view a model of the building, multiple renderings, and a walk-through mock-up residence. Though the development boasts only five units, the sales team thought it highly important to have the physical space to convey how life inside a residence will look and feel. All full-floor three-bedroom units, the residences feature ceiling heights of up to 10 feet and solariums that lead into outdoor balconies with gorgeous West Village views. Kitchens are not the standard, overdone vanilla space, but instead feature the seamless integration of custom warm oak cabinetry and hardwood flooring with elegant Calacatta Gold polished marble slab countertops and Gaggenau appliances. The five-fixture master baths are equipped with Fior Di Bosco marble honed slab flooring, steam showers, and separate soaking tubs.

As someone who once resided in the West Village herself, Katzen appreciates the modesty of 175 West 10th’s amenity package. By airing away from the impulse to overly amenitize, the development is able to maintain the integrity of the village while offering residents a degree of privacy and exclusivity. For ultimate convenience, however, residents will have access to a Quintessentially concierge for the first two to three years of building occupancy, with services ranging from reservations to translations. The development will also feature an elevator with private landings for each residence.
While the building’s duplex penthouse has already sold, there are currently two units on the market: Unit 2 for $5.995 million and Unit 4 for $6.995 million. Situated in the West Village, the residences join 135 units for rent with a median price of $4.5 million, or $2,898 per square foot. The average closing price for a condo in the neighborhood this October was $2,392 per square foot, down slightly from last October’s average condo closing price of $2,495 per square foot.
