Greenpoint's soon-to-be tallest building at 21 India Street is well on its way up to its 392-foot pinnacle. Developed through a joint venture between Palin Enterprises and Mack Real Estate Group, the mixed-use residential tower will top out at 39 floors, and only 15 floors are left to build. The developers purchased the property in 2006 for almost $85 million, but it wasn’t until 2015 when work began. The multi-phase complex replaces the Huxley Envelope Factory.
Inside, the building will have 640 units, and 20% (128 units) will be designated as affordable. The project is designed by the prolific Ismael Leyva Architects and will span 716,982 square feet, with units averaging roughly 894 square feet each. The building’s first floor will have 3,800 square feet of medical offices and 8,600 square feet of retail.

Amenities indicated on permits filed with the city include a fitness center, a children’s playroom, shared terraces, residential storage, bicycle storage, and some on-site parking. The site is just next door to the India Street Pier, and future residents can skip the subway and use ferry service instead which will shuttle them to Manhattan, Williamsburg, and Brooklyn Heights.
