A boutique residential building at 89 Broadway / 369 Berry Street has fully risen and is now getting its textural facade. Designed by J Frankl Associates (JFA), the South Williamsburg development rises from a corner lot between Berry Street, South 6th Street, and Broadway – a wedge-like space that has inspired its dynamic and angular shape. The 6-story building will ultimately host 10 units (likely condos) across 8,481 square feet of residential space, as well as 2,383 square feet of commercial space and 2,627 square feet of community facilities.
Renderings by JFA reveal a façade comprised of glass, iridescent gray brick, and corten steel. The South 6th Street façade will host angular balconies, while the Berry and Broadway facades will host more standard rectangular balconies. Charles Mallea is serving as the architect of record. The building's base will feature large floor-to-ceiling windows that will be ideal for the commercial space, and the facade above will host a myriad of hanging plants for a beautiful touches of green.
Situated across from renowned Williamsburg eatery, “Diner,” the building joins a dynamic and flourishing neighborhood. M&B of Monroe purchased the lot back in 1996, which remained an empty parking lot before work began at the site earlier this year. There are currently 238 condos for sale in the area for a median price of $1,231 per square foot. The average closing price for a Williamsburg condo in October was $1,254 per square foot, up from last October’s average closing price of $1,240 per square foot.
Inside will be 8 large apartments and two duplex penthouses. Amenities will include a laundry facility, and basement storage. A large setback on the third floor will allow for an expansive terrace, and the building will include a 300-square-foot rooftop deck as well.
