Work has started on the enlargement of a Chelsea building that will add three floors to a four-story building as part of a boutique condominium conversion. Permits were filed last year for the redevelopment of 231 West 26th Street which will raise the building by 24 feet and add 5,100 square feet of space. The new building will have seven residences, one per floor, ranging from one to three bedrooms, and all will feature private elevator access. The penthouse apartment will have private access to a solarium and terrace on the roof, while other residents will have shared access to a common roof deck.

The project is from Azimuth Development Group, and the architect of record is Aufgang Architects. The new design of the building adds large casement windows and replaces the former redbrick façade with grey brick and metal panels. The addition appears to block several windows of the co-op located next door at 233 West 26th Street, where two units are listed for sale with an average price of $1,210/square-foot.
The site is on West 26th Street between Seventh and Eighth avenues, and is on the same block as the television studio where the Wendy Williams and Rachel Ray shows are filmed. It is also near the Fashion Institute of Technology, and a Whole Foods is one block away. CityRealty's monthly market report for October shows Chelsea condos with a 30-day average price of $2,019/ft2, and current condo listings in the neighborhood have an average of $2,221/ft2.
