In mid-June, construction began at 325 Henry Street in Cobble Hill, one of several residential projects underway by Avery Hall Investments.
The site was purchased for more than $7.75 million in 2014 and recently, Avery Hall received a $18.75 million construction loan from Bank Leumi USA, and partnered up with OTL Enterprises and Allegra Holding to continue development.
The four-story project will stand on the corner of Henry Street and Atlantic Avenue, a site previously occupied by a Shell gas station.
BKSK Architects have been tapped as the designers. Its exterior will be clad in hand-laid red-brick, to pay homage to the masonry found in the brownstone-filled neighborhood. Large industrial-sash windows will add a contemporary flair to the facade. The architects sought to maintain the corner's openness, which the gas station had provided, by including floor-to-ceiling windows. Though, during the Landmark Preservation Commission's approval process, the windows proved to be a contentious feature.

325 Henry Street will host eight apartments; six residential units ranging from two to five bedrooms, and two penthouse units. Currently, three apartments are up for grabs; a 5-bed / 3-bath penthouse priced at $5.495 million ($1,942 psf), a second floor 4-bedroom unit asking for $3,975,000 ($1,835 psf) and another 2nd floor 3-bedroom with an ask of $3,495,000 ($1,794 psf).
Apartment #2C is a 3-bed / 2.5 bath for $3,495,000. The 1,948 square foot home will also include a 922 square foot private terrace.
Apartment #2B is 4-bed/ 3.5 bath for $3.975 million. This home will include a 785 square foot private terrace.
The penthouse (one of two) is a 2,830 square-foot 5-bedroom residence with a sprawling 2,017 square-foot outdoor terrace.
Each home will offer spacious open kitchens with walnut and lacquer Poliform Alea cabinetry, Montclair Danby Fleuri Marble counters and backsplashes, and a Miele appliance package. The powder rooms will include Nero Marquina marble slab floors and walls, and the spa-like 5-piece master baths will include custom vanities, double sinks, and Fior Di Bosco Marble floors and tub.
The building will have 8,000 square feet of retail space along the ground floor, along with an automated garage for eight vehicles. Other amenities include a virtual doorman, bike storage, private storage for each unit, central air, and an elevator. The development is slated for completion in early 2018.
