Megalith Capital Management and Urban Realty Partners’ new development at 181 Front Street has finally topped out. The team purchased the property, which previously belonged to the Jehovah’s Witnesses, for $30.6 in 2012. They tapped Aufgang Architects for design of the 12-story, 105-unit residential rental, and also for their conversion of an existing landmarked warehouse next door at 200 Water Street a 6-story condominium building. The designers promise that both buildings will “be respectful of the local character of the DUMBO landscape, while adding something new and innovative to the urban fabric."

181 Front Street will host 105 no-fee one- to three-bedroom residences, with prices ranging between $3,000 and $6,000 per month. Twenty percent of the units will be designated for affordable housing. Amenity-wise, the building is set to host a fitness center, bicycle storage, and a children’s playroom. Leasing will likely begin early next year.
As for its sister condominium building, 200 Water Street, new renderings by Aufgang depict a gorgeously-appointed set of residences, each with top-notch finishes and state-of-the-art appliances. Residences are equipped with large windows, hardwood flooring, and spacious interiors.
There are currently twelve apartments for sale in 200 Water: one 2-bedroom unit for $3.45 million, ten 3-bedroom units starting from $2.85 million, and one 4-bedroom unit starting from $3.7 million. The building will feature a redbrick exterior in the front and grey-brick in the back. A two-story upper setback section with a glass façade will sit above the main mass of the building.
