Delancey Street Associates, a joint venture between BFC Partners, L+M Development Partners and Taconic Investment Partners, have just announced the topping out of 242 Broome Street in the Lower East Side. The condominium building is the first to go up within the proposed mixed-use megaproject, dubbed Essex Crossing, which will feature 1.9 million square feet of residential, office, retail, cultural and community space. Sales launched for the 14-story, 55-unit luxury building roughly 6 months ago and there are currently 8 active units on the market - the majority of which are two-bedroom residences starting at $2.5M. One-bedroom units start at $1.6M and three-bedroom units start at $4M. Occupancy is expected in early 2018.
SHoP Architects, known for designing Brooklyn's Barclays Center, are behind 242 Broome Street's champagne-colored facade of anodized aluminum, with bends and angles in the metal resembling the fire escapes of its LES neighbors.
SHop, along with Handel Architects, will also be designing the rental building at 115 Delancey Street. The building will contain 195-units including 98 affordable apartments and will be the main entrance to the Market Line, set to be one of the largest marketplaces in the world (Curbed).

The unique design, which shifts slightly westward starting at the fifth floor, allows for dramatic views, natural light, and maximum privacy. Building amenities at 242 Broome Street were specifically designed to promote socialization, wellness, and relaxation. They include an entertainment lounge which can seat 18 guests in the kitchen and dining area, a private fitness center, a children's playroom, and a pool table. The beautiful landscaped and furnished rooftop allows residents to grill and entertain amid stunning views of the city skyline.
In addition to residential space, 242 Broome will also house a 17,000-square-foot bowling alley and entertainment venue called Splitsville Luxury Lanes, and a 15,000-square-foot cultural facility on the lower levels.

The $1 Billion Essex Crossing megaproject will include 900,000 square feet of commercial space featuring Regal Cinemas, Trader Joe's, a public park designed by West 8, a state-of-the-art medical facility, and 350,000 square feet of office space. The site lies in the Seward Park Urban Renewal Area (SPURA) and aims to redevelop the long-forgotten neighborhood but also cater to low-, moderate-, and middle-income families with affordable housing.
